Core Responsibilities

Key Responsibilities: Review and process residential rental applications. Analyze applicant documentation, background checks, credit reports, and screening results. Calculate and verify income using established underwriting guidelines. Evaluate applications against company screening criteria and policies. Identify discrepancies, missing information, or potential risks and escalate when necessary. Conduct move-in file audits to ensure accuracy and completeness. Verify tenant ledgers, rent charges, deposits, and move-in funds. Ensure all required documentation is properly collected and maintained. Maintain accurate records within company systems and databases. Collaborate with leasing, property management, and operations teams to support smooth tenant onboarding. Meet service-level expectations while maintaining quality and compliance standards.

Requirements

Qualifications: 1–3 years of experience in property management, leasing, tenant screening, real estate underwriting, mortgage underwriting, loan processing, or a related field. Experience reviewing applications, financial documents, or background screening reports. Strong analytical and problem-solving skills. Excellent attention to detail and organizational abilities. Ability to manage multiple priorities and deadlines simultaneously. Strong written and verbal communication skills. Proficiency with Microsoft Office Suite and web-based software platforms. Ability to work independently in a remote environment. Reliable internet connection and dedicated workspace. Nice-to-Haves: Experience with residential property management software. Familiarity with Fair Housing guidelines and tenant screening regulations. Experience conducting move-in audits or lease compliance reviews. Knowledge of credit analysis and income verification methodologies. Exposure to bookkeeping, QuickBooks, or property management accounting processes.
