Position Overview: We are seeking a highly organized and detail-oriented Property Portfolio Business Manager to oversee the financial and operational performance of a portfolio of residential properties. This role is responsible for rent collections, lease renewals, delinquency management, financial reporting, resident communication, and compliance oversight. The ideal candidate combines strong financial acumen with excellent communication skills and a proactive approach to problem-solving. Key Responsibilities: - Manage rent collections, fee processing, and payment tracking across an assigned property portfolio. - Oversee monthly financial close processes, ensuring accuracy and timely reconciliation of records. - Audit tenant ledgers and verify charges, fees, and account balances. - Generate financial reports and provide portfolio performance updates to internal stakeholders. - Coordinate lease renewal processes, including preparation, distribution, tracking, and follow-up of renewal offers. - Work closely with asset management teams to implement rent adjustments and renewal strategies. - Communicate with residents regarding lease renewals, account balances, payment arrangements, and property-related inquiries. - Monitor delinquency accounts and manage collection efforts to reduce outstanding balances. - Coordinate eviction processes when necessary while ensuring compliance with applicable regulations. - Manage move-out charges, documentation, and bad debt recovery follow-up. - Ensure compliance with Fair Housing requirements and all relevant property management regulations. - Collaborate with onsite teams, asset managers, and leadership to improve operational efficiency and resident retention. - Participate in weekly strategy meetings and contribute to portfolio performance initiatives. - Support Section 8 and city agency-related processes for designated properties. - Track and help achieve monthly and quarterly portfolio performance goals. Qualifications: - 2+ years of experience in property management, real estate operations, accounting, or a related field. - Strong understanding of rent collections, lease administration, financial reporting, and resident relations. - Experience working with property management software such as Yardi or similar platforms. -Excellent organizational skills with strong attention to detail. - Ability to analyze financial data and identify opportunities for operational improvement. - Strong written and verbal communication skills. - Comfortable managing multiple priorities in a fast-paced remote environment. - Professional, customer-focused, and solution-oriented mindset. - Fluent English communication skills. Performance Expectations - Success in this role will be measured by the ability to: - Maintain timely and accurate completion of all lease renewal activities. - Achieve portfolio collection goals and reduce delinquency balances. - Ensure resident ledgers and financial records remain accurate and audit-ready. - Support occupancy and economic occupancy targets established by leadership. - Maintain compliance with company policies, Fair Housing requirements, and applicable regulatory obligations. - Demonstrate responsiveness, professionalism, and strong communication with residents, onsite teams, and internal stakeholders. Nice to have: - Bilingual Spanish and English proficiency. - Experience managing multifamily residential property portfolios. - Previous experience handling Section 8 or housing agency programs. - Knowledge of Fair Housing regulations and compliance requirements. - Experience with delinquency management, collections, and eviction coordination.
